IDAHO FALLS - Foreclosure rates are still high, and so is the risk of foreclosure fraud. Taking action for you, we have some tips to help you keep your home.

Since the mortgage meltdown hit center stage a lot of Americans and Idahoans are seeing more foreclosure signs.

Last year, there were around 900 foreclosures in east Idaho, and experts are predicting another 10,000 throughout the entire state by the end of this year.

"Denial won't help it," says BBB President Donna Oe.

Oe is also a former real estate agent, she tells Eyewitness News if you're looking for help, make sure you go to an actual business.

You've probably seen the signs around east Idaho promising to help reduce your mortgage and stop foreclosure. But when we talked with real estate agents, they say, more often than not, it's a scam. A situation we heard a lot about; an 'investor' offers you a thousand dollars so you sign over your deed, and if they sell your house for you, they keep the equity. If they don't sell it, well they never actually filed the paperwork to change the deed. So you're still stuck with a foreclosed home.

"The bottom line would be, are you willing to deed over your home, your property for a thousand dollars? Because that's literally what you're doing," says Oe.

Times can be tough and you might feel desperate for help. But, make sure you get help from professionals.

"If they're proposing to you it's a quick fix, its gonna be fast, smooth, easy, there is no such thing, walk away, run away," says Oe.

They're pretty hard to miss, you see a big giant truck like the one on 17th street, saying, 'we can help'. There's a phone number there and the BBB says the best thing to do is ask questions, so let's call them and find out.

Eyewitness News Reporter Rick Montañez called the numbers, but his calls went to voice mail.

He never got a call back. But considering these signs have no company or agent names, well the BBB says stay away. But, when you do find a professional, like the lender for your mortgage, also be sure to ask questions.

"Be clear, you need to explain why you can no longer afford your mortgage payment," says Oe.

We haven't actually been able to find someone that's been taken by a company who advertises like this, but again, the BBB and the Realtors we talked with say not to go through a company like that, you can always use your lender or other organizations in town to help you out.
